No. Estate Agents work for and are paid by the vendor to achieve the highest price. We are an independent acquisition company who act exclusively for buyers striving to find the best property and price for our clients; thus we can offer impartial advice without any conflict of interest.
How do you find your properties?
Estate Agents, private sellers, developers and landowners know that we represent serious buyers. In this way we always receive advance notice of properties that are to be sold privately, or are making their way to the market; meaning that our clients have the opportunity to buy a property off the open market, prior to advertising or to be the first buyer through the door.
Do you find properties to purchase and rent?
Yes, we work to find properties to purchase and properties to rent. Properties to rent at the higher end of the market can be hard to find; using our network of landlord contacts, we can locate the right rental property for the required duration.
What are your fees?
For a search agreement we request an initial registration fee of £475.00 which covers a period of six months. A purchasing fee equal to 1.5% of the total purchase price or 15% of the negotiated saving* (less the initial registration fee), whichever is the greater is payable on exchange of contracts. This fee is deducted from the final purchasing fee.
For our rental agreement we request an initial registration fee of £475.00 which covers a period of six months. This fee is deducted from the final rental fee (equal to one months rent and is payable when the tenancy agreement is signed).
*The negotiated saving being the difference between the asking price and the purchase price.
